Beacon Rose Partners is committed to the development and preservation of affordable rental housing. We provide equity capital that helps to create and maintain high quality affordable rental apartments for low-income households. SMALL LOT HOMES

Small Lot homes are a “smart growth in-fill development solution” that provide an alternative housing option to traditional single-family homes, multifamily apartments and condominium projects. Small Lot homes are fee-simple detached townhomes that allow homeowners to own both the land and structure, making them more attractive to first-time buyers. They are built in line with a neighborhood’s character and surrounding buildings while promoting better land usage – they’re compact, sustainable and modern.

Edgar P. Baek | Co-Founder & Principal

Edgar Baek is Co-Founder and a Principal of Beacon Rose Partners. He is responsible for the overall management of the platform, manager search/due diligence, relationship management and strategic alignment. As a Principal and head of the firm’s Small Lot Development platform, he is actively involved in the sourcing of new investment opportunities and establishing and maintaining relationships with its operating partners. Edgar has 17 years of management consulting experience at top-tier consulting firms and an extensive cross-financial services background spanning institutional asset management, wealth management, retail brokerage, private banking and retail banking. Throughout his professional career, Edgar has helped his clients to develop financial products, assess their operational readiness, evaluate their IT infrastructures and devise business strategies. Prior to Beacon Rose Partners, Edgar was a Principal in Booz & Company’s Financial Services practice. During his tenure at Booz, he was responsible for delivering domestic and international business strategy, enterprise transformation, product development and IT strategy projects. Before Booz, Edgar was a Managing Principal at Capco. During his 10 years at Capco, he helped develop the firm’s west coast Investment Management practice. Edgar began his career as a Consultant in Coopers & Lybrand’s Financial Services Strategy practice and later worked for the merged firm PwC in their New York offices.

Edgar earned his B.A. in Economics and minor in Spanish literature from Hobart College; and has completed real estate studies at UCLA. Edgar is a dual citizen of Brazil and the United States. He speaks Spanish, Portuguese and Korean.

Candace Bond McKeever | Strategic Advisor, Beacon Rose Partners

Candace Bond McKeever is a Strategic Advisor to Beacon Rose Partners. Candace currently serves as the President and CEO of AESA Inc., a Los Angeles-based company offering business advisory services in real estate and community development with an emphasis on environmental stability, governance, education, and health equity. Most recently, Candace worked and advised on a number of landmark infrastructure projects in the City and County of Los Angeles, including the LADWP Silver Lake Reservoir Replacement Project, the Metro Gold Line Foothill Extension Intermodal Parking Facilities Project, and the Banc of California Stadium. With over 20 years of experience as a business development specialist, Candace has been retained by leading corporations and nonprofits to assist in their overall strategic development. She recently served as Co-Chair for the Television Academy’s Diversity Committee as well as Vice President and General Manager of Essence Entertainment, a Time Inc. company. She serves as a Board Member of California Head Start, is the Chair-Elect of the Board of the Greater LA Education Foundation and is the Chair of the MLK Health and Wellness Community Development Corporation, overseeing the revitalization of the 42-acre MLK Medical Campus in South Los Angeles. Bond is a founding member of BioscienceLA, LA County’s Innovation and Catalyst Entrepreneurial Hub to accelerate growth and development of LA County’s bioscience industry. She is a member of the CA State Treasurer’s Office Housing and Economic Development Committee and also serves on the boards of the Malibu Foundation, Women Founders Network the Southern California Edison Clean Energy Access Working Group. Most recently, she served as a member of the Los Angeles County Board of Education, serving over 2 million children and families in Los Angeles County. For her public service, she was selected as the 2014 Los Angeles County Commission’s Woman of the Year for her work in advancing community health care access in South Los Angeles.

Candace received her B.A. with honors from Harvard University and her M.B.A. from Harvard Business School in Cambridge, MA. She also holds an Executive Management degree in Sustainability from the Presidio Graduate School in San Francisco, CA and successfully completed the USC Ross Minority Programing Real Estate.

Lawrence P. Bancroft | Co-Founder & Board Member

Lawrence Bancroft is Co-Founder and board member of Beacon Rose Partners and is currently President and CEO of Bivium Capital Partners, an institutional investment manager. At Bivium, Lawrence is responsible for the overall direction of the firm, driving new business development and developing innovative service offerings. Lawrence has 20 years of investment experience. His responsibilities also include client servicing, product development, portfolio construction, as well as manager search and due diligence.

Prior to founding Bivium, Lawrence was employed at Goldman, Sachs & Co. in New York in the Investment Management Division. He was one of the first members of Goldman Sachs’ external manager selection team and was involved in all aspects of the development of the group’s fund of funds business. Lawrence worked on a number of the firm’s outsourced CIO client portfolios. Lawrence also spent of portion of his time evaluating minority owned investment companies as part of the firms’ Urban Investment Group for allocation of Goldman Sachs & Co. capital.

Currently Lawrence serves on the boards of Green Book Ventures, Beacon Rose Partners, Xprize Racial Equity Alliance Brain Trust, Buck Family Fund of The Marin Community Foundation, Big Brothers Big Sisters of the Bay Area and Play Marin.
Lawrence attended Cornell University where he received his B.S. from the School of Industrial and Labor Relations, and his M.P.A. from Cornell University School of Public Affairs.

Les Bond | Board Member

Les Bond is a founding partner and managing member of Green Book Ventures. He is responsible for the overall direction of the firm and serves on the investment committee. Les has over 30 years of investment experience. He founded Attucks Asset Management in 2001 and has grown that firm to over $4.2 billion in assets under management. Attucks is an independent and entrepreneurial firm that specializes in creating manager-of-managers portfolios, allowing institutional investors the opportunity to invest with minority- and women-owned and emerging investment managers in a risk-controlled environment. Attucks is a minority-owned and operated firm that understands the unique challenges of this market segment. Prior to Attucks, Les founded Columbia Capital Management in 1996 as an independent financial and investment advisor to governmental entities. Les served as Deputy General Counsel for the Metropolitan Pier and Exposition Authority of Chicago as well as General Counsel for Comptroller of the City of St. Louis with additional responsibilities as Fiscal Manager of External Finance. Under Chicago Mayor Rahm Emmanuel he served 6 years on the City Plan Commission. He is currently a member of St. Louis Mayor Tishaura Jones’ Transition Team. Les serves on the boards of the National Association of Securities Professionals (past chairman), the Center for Tax and Budget Accountability, the ETA Creative Arts Foundation and the Business Leadership Council.

Les received his A.B. degree from Princeton University, and his J.D. and M.B.A. from Northwestern University. Les is a licensed attorney in the states of Illinois and Georgia.

James G. Freeman | Co-Founder & Board Member

James Freeman, Co-Founder and a board member of Beacon Rose Partners, has been active in the real estate industry for more than 17 years. Prior to Beacon Rose Partners, James was Senior Managing Partner at Evolution Real Estate Partners (EREP) and a member of the firm’s Board of Directors and Investment Committee. James was responsible for all facets of executive management including the development of EREP’s vision and strategy as well as the execution of this strategy to obtain the firm’s goals and objectives and that of its investors. Prior to EREP, James acted as Managing Director of Evolution Capital Management (EVO), an investment advisory firm which historically managed a $1 billion+ balance sheet. Prior to EVO, James held the position of Vice President, Business Development for Wyndham Hotel Group, one of the largest hotel companies in the world.

James graduated with a B.A. from Princeton University and attended New York University’s Schack Institute of Real Estate.
